Capital Projects / Construction Manager
Job Summary
We are seeking an experienced Capital Projects/Construction Manager to lead renovation and renewal projects across an active, urban campus environment. This role manages multiple projects—typically up to $1 million each—from initial planning through closeout. The ideal candidate is highly organized, skilled in construction oversight, and comfortable coordinating with diverse stakeholders in a fast‑paced setting.
Responsibilities
Project Planning
- Lead planning and scope development for renovation and renewal projects.
- Conduct site assessments and develop preliminary budgets and schedules.
- Collaborate with internal clients, facilities staff, and design consultants.
- Ensure project scopes align with organizational standards and long‑term facilities plans.
Construction Oversight
- Manage day‑to‑day construction activities and contractor performance.
- Coordinate site logistics and ensure compliance with safety protocols and project specifications.
- Review submittals, monitor progress, resolve field issues, and conduct site inspections.
- Minimize disruptions to ongoing operations and ensure high‑quality workmanship.
Budget & Contract Management
- Develop and track project budgets and schedules.
- Prepare procurement documentation and participate in contract decisions.
- Review change orders and verify contractor invoices.
- Maintain accurate project records and ensure compliance with procurement requirements.
Stakeholder Communication
- Serve as the primary point of contact for assigned projects.
- Facilitate project meetings, prepare meeting notes, and provide regular updates.
- Address stakeholder needs and maintain clear, proactive communication.
Project Closeout
- Oversee final inspections, punch‑list completion, and documentation turnover.
- Ensure proper archiving of as‑built drawings, warranties, and maintenance manuals.
- Support financial closeout and updates to facilities and maintenance tracking systems.
- Document lessons learned and contribute to continuous improvement efforts.
Required Qualifications
- Bachelor’s degree in construction management, architecture, engineering, or related field
- 7+ years of experience managing construction or renovation projects
- Strong knowledge of building systems, construction methods, and applicable codes (IBC, ADA, NFPA)
- Proven ability to manage multiple projects within budget and schedule
- Excellent communication, problem‑solving, and organizational skills
- Proficiency with project management software (e.g., MS Project, Procore) and Microsoft Office
Preferred Qualifications
- Master’s degree in a related field
- Professional certifications (PMP, CCM, LEED AP)
- Experience in higher‑education, public‑sector, or institutional construction
- Familiarity with state procurement and permitting processes
- Experience managing projects in active, occupied environments
