Building Maintenance Supervisor
Location: Westminster
Schedule: Monday–Friday.
Employment type: Direct hire.
Salary range: $65,000–$70,000 annually (commensurate with experience and qualifications).
Position Summary
The Building Maintenance Supervisor oversees day-to-day building operations, preventive maintenance, and repairs for a 65,000-square-foot facility. This role serves as the primary Stationary Engineer and Safety Administrator, ensuring reliable operation of critical systems, regulatory compliance, and a safe, comfortable, and functional workplace.
Key Responsibilities
- Operate, monitor, and maintain two Cleaver-Brooks 125 HP steam boilers; inspect safety devices; identify potential issues; and document operating conditions and maintenance activity in detailed equipment logs.
- Oversee preventive maintenance and corrective repairs across building systems (e.g., HVAC, plumbing, electrical, life safety) and coordinate vendor support as needed.
- Plan and schedule required inspections and testing, including annual boiler inspections, quarterly property inspections, and annual/periodic compliance activities (e.g., underground storage tank, fire sprinkler testing, water flow, infrared testing, and other required inspections).
- Maintain inspection records, permits, and documentation to support audits, regulatory requirements, and internal standards.
- Coordinate and lead monthly safety team meetings; review in-house inspections, address concerns, and drive corrective actions to reduce risk.
- Respond to building alarms, urgent maintenance issues, and after-hours emergencies as required to restore safe operations.
- Support budgeting and purchasing for maintenance supplies/services; obtain quotes; and manage service providers to meet scope, schedule, and quality expectations.
- Provide direction and hands-on support for assigned maintenance staff/contractors; set priorities, assign work, and verify completion.
Qualifications
- Required: Level 3 Stationary Engineer Certificate (or ability to maintain certification in good standing).
- Demonstrated experience overseeing building maintenance operations, preventive maintenance programs, and contractor/vendor coordination.
- Working knowledge of steam boiler operations and safety practices, including documentation and logkeeping.
- Strong safety mindset with experience supporting inspections, corrective actions, and compliance documentation.
- Ability to communicate clearly, prioritize work, and lead through hands-on problem solving.
- Proficiency with basic computer applications for work orders, logs, email, and documentation.
- Valid driver’s license in good standing.
Physical Requirements
Ability to sit, stand, walk, bend, and lift/push/pull 50+ pounds regularly, including climbing ladders/stairs and working in mechanical spaces as needed.
