Commercial Property Manager

Salary: $70,000 - $85,000 annually (based on experience)
About the Opportunity
Our client, a well-established commercial real estate organization in Frederick, MD, is seeking a Commercial Property Manager to oversee the day-to-day operations of a diverse portfolio of commercial properties. This position is responsible for maintaining strong tenant and vendor relationships, managing property operations, supporting financial performance, and ensuring properties are maintained to the highest standards.
The ideal candidate will be a proactive, detail-oriented professional with strong communication, organizational, and problem-solving skills who thrives in a fast-paced environment.
Key Responsibilities
- Conduct routine property inspections and prepare detailed inspection reports.
- Identify maintenance, safety, curb appeal, and compliance concerns and coordinate corrective actions.
- Prioritize and address tenant concerns and property-related issues.
- Oversee contractors, vendors, and building engineering teams to ensure quality service and timely completion of work.
- Obtain and evaluate vendor proposals, negotiate contracts, and make recommendations for services.
- Coordinate new tenant onboarding, including welcome communications, utility setup, and documentation collection.
- Foster positive tenant relationships through responsive communication and proactive problem resolution.
- Schedule and coordinate meetings with third-party property owners and clients.
Financial & Administrative Responsibilities
- Assist with annual operating budget preparation for assigned properties.
- Support monthly financial reporting, accruals, variance analysis, and forecasting activities.
- Review and approve invoices in accordance with approved budgets.
- Maintain accurate property records and documentation.
Lease Administration Support
- Review and abstract leases and lease amendments.
- Track certificates of insurance for tenants and vendors.
- Monitor required tenant documentation and maintenance agreements.
- Support department initiatives and special projects as assigned.
Qualifications
- Bachelor's degree required.
- Minimum of 3 years of property management experience preferred.
- Experience managing commercial properties, including industrial, retail, office, or mixed-use portfolios preferred.
- Strong understanding of property operations, tenant relations, and vendor management.
- Financial acumen with experience reviewing budgets and financial reports.
- Proficiency with Microsoft Office Suite (Outlook, Word, and Excel).
- Excellent written and verbal communication skills.
- Strong organizational, time management, and multitasking abilities.
- Ability to work independently while collaborating effectively with internal teams and external partners.
